Wyoming renters insurance

Your landlord’s policy covers the building and the landlord. Your rifle, your tools, your laptop and a claim against you for the pipe that froze are all yours.

Three reasons Wyoming renters end up buying a policy

  1. 1

Frozen pipes are the claim that actually happens

A cold snap, an exterior wall and a split supply line put water through a unit faster than anything else in this state. Your belongings fall under personal property; the damage you cause in the units below is a liability claim against you. One policy answers both, which is why it earns its place in any stacked building.

  2. 2

Tools and outdoor gear exceed the default limits

Work tools, a rifle, a bow, skis, a camper trailer and camping kit add up fast, and several of those categories carry internal sub-limits well below their value — firearms for theft in particular. If you own tools you use for your job, say so, because business property is limited differently on a personal policy.

  3. 3

Somewhere to stay is part of the policy

If fire, smoke or a burst pipe makes the unit uninhabitable, loss of use pays for a hotel and meals during the repair. In towns where the rental supply is thin and seasonal, that coverage is worth considerably more than the line item suggests.

Replacement cost, not depreciated value

Actual cash value pays what a six-year-old sofa is worth now. Replacement cost pays for a comparable new one. The premium gap is usually small; the claim gap is not. Ask which basis the quote uses and confirm it on the declaration page rather than on the call.

What sits outside the policy

Flood is excluded, which matters along the North Platte and the Bighorn and below any burn scar. Earthquake is excluded and can be added separately. Wind damage to the building is the landlord’s problem; wind damage to your belongings after the building opens up is generally yours and generally covered.

Roommates need their own policies

A renters policy generally covers the named insured and relatives living with them. A roommate is neither. Two policies cost little more than one between them and keep a kitchen fire from turning into an argument about whose gear was whose.

A room-by-room inventory, in five minutes

  • Living room: television, sound equipment, console, furniture
  • Bedroom: bed, clothing, jewelry, anything irreplaceable
  • Kitchen: anything you bought rather than inherited with the unit
  • Work setup: laptop, monitor, desk, and any tools you use for your job
  • Garage, shed or storage: skis, bike, firearms, camping and hunting kit
  • Then photograph every room and email the photos to yourself

Frequently asked questions

Does my landlord’s insurance cover my belongings?

No. It covers the building and the landlord’s liability. Your possessions and your own liability are not part of it.

Are my work tools covered?

Business property on a personal renters policy carries a low internal limit, often a few thousand dollars and less again away from the home. If the tools are how you earn a living, that needs a different arrangement.

Does renters insurance cover a frozen pipe?

Resulting damage to your belongings is generally covered, and the claim against you for damage to other units is a liability matter the policy also addresses. The pipe itself belongs to the landlord.

Does the policy cover my roommate?

Generally not, unless they are named on it. Separate policies are the usual arrangement and keep a claim from becoming a dispute.
