Is a modular home the same as a manufactured home?

No, and the difference matters. A manufactured home is built to the federal HUD code on a permanent steel chassis. A modular home is built in a factory to the same state and local building codes as a site-built house, then transported in sections and assembled on a permanent foundation with no chassis underneath. Once it is set, a modular home is generally treated much like any other house.

How can I tell which one I have?

Look for the certification. A manufactured home carries a red HUD certification label on the exterior of each section. A modular home instead carries a state or third-party inspection label showing it was built to the local building code. The paperwork from the sale will also say.

Is modular home insurance more expensive than for a site-built house?

Not inherently. Modular homes are built to the same codes, and factory construction is often more consistent than site building because it happens indoors under inspection. Rate depends on the usual things: location, rebuild cost, claim history, and the coverage chosen.

Does it matter that the home arrived in sections?

To an underwriter, how the sections were joined and how the home was set on its foundation are worth knowing, particularly on a recently placed home. Beyond that, an assembled modular home on a permanent foundation is rated much like a comparable site-built house.

My modular home is on rented land. Can it still be covered?

Generally yes. Owning the home without owning the ground beneath it does not prevent coverage, though it changes how the policy is set up. Mention it when you call, along with any insurance requirements in your land agreement.
