Idaho homeowners insurance
Two things changed Idaho home insurance in the last few years: carriers began scoring wildfire risk parcel by parcel, and the cost of rebuilding in the Treasure Valley rose faster than most policy limits did.

Three reasons to look closely at an Idaho home policy
- 1
Your dwelling limit may be set to an older construction market
Rebuilding cost is not market value. Treasure Valley framing, concrete and labor prices rose sharply through the building boom, and a dwelling limit that was right when the policy was written can be short now. Ask what rebuild cost the quote assumes per square foot, and ask whether extended replacement cost is available to sit above it.
- 2
Wildfire is scored on your parcel, not your county
Carriers now rate the specific property — slope, vegetation, access, roof material and the distance from the house to the nearest fuel. Two houses on the same Boise foothills street can be priced differently. The work that most often moves a score is unglamorous: clear the first five feet around the walls, move the woodpile off the deck, screen the vents, limb the trees away from the roof.
- 3
Hail and wind do more Idaho claim volume than fire
Spring and summer hail across the Snake River Plain damages roofs, siding and air conditioning condensers, and wind drives the rest. Many policies now schedule roof payouts by age on an actual cash value basis, which pays depreciated worth rather than the cost of a new roof. The year the roof went on is the single most useful fact you can bring to the call.
Flood and earth movement sit outside the policy
Flood is excluded from every standard homeowners policy and is bought separately through the National Flood Insurance Program or a private flood market. That matters along the Boise River, the Payette and the Snake, and it matters on burn scars where a thunderstorm can move debris down a slope that used to hold it. Earth movement is excluded too. Neither is a defect in the policy — both have to be bought on purpose.
Outbuildings, shops and acreage
A detached shop, a barn, a loafing shed or a well house is covered under other structures, which on most policies defaults to a percentage of the dwelling limit. On an Idaho acreage that default is often nowhere near the cost of the shop. If you keep horses, run a tractor, or do any paid work out of the building, say so — liability for an animal or a side business is a different conversation from the structure itself.
Water damage is the claim you will probably file
Frozen and burst supply lines in an unheated crawl space, failed water heaters and washing machine hoses produce more Idaho claims than fire does. Sewer and drain backup is normally an endorsement rather than part of the base policy. A water heater past ten years and braided hoses on the washer are the cheapest two fixes available before a renewal.
What the underwriter will ask about your house
- Year built, square footage, and the year the roof was last replaced
- Roof material — architectural shingle, metal, tile or wood shake
- Heating source, and whether there is a wood stove or pellet stove
- Age of the electrical panel and the water heater
- Distance to the nearest hydrant and staffed fire station
- Defensible space: what is within five feet of the walls, and where firewood is stacked
- Every detached structure, with a rough replacement cost for each
- Any dog, horse, trampoline, pool or hot tub on the property
Frequently asked questions
Does Idaho homeowners insurance cover wildfire?
Fire, including wildfire, is a covered peril on a standard policy. What varies by property is whether a carrier will write it and at what price, which is where parcel-level wildfire scoring and mitigation credits come in.
How much should I insure my house for?
For what rebuilding it would cost today, which is not the market value and not the county assessment. Ask what per-square-foot figure the quote uses and whether extended replacement cost can sit above it.
Is my detached shop covered?
Under other structures, usually at a default percentage of the dwelling limit. On an acreage with a large shop that default is often too low, and it can be raised.
Do I need flood insurance in Idaho?
Flood is excluded from your homeowners policy either way. Whether to buy it is a judgment about the specific property — proximity to a river, position on a slope, and whether there is a burn scar above you.
