What this coverage is generally intended to address
- •The dwelling. Generally intended to respond to covered damage to the house itself and to structures attached to it.
- •Other structures. Detached garages, sheds, and fences are usually covered separately from the house, at a percentage of the dwelling limit.
- •Personal property. Your belongings, on and off the premises. High-value items such as jewellery, art and instruments are commonly sub-limited and may need scheduling.
- •Personal liability. Generally intended to respond to third-party bodily injury or property damage you are held responsible for, including the cost of defending the claim.
- •Loss of use. May reimburse the added cost of living somewhere else while a covered loss makes the home uninhabitable.
- •Medical payments to others. May cover minor guest medical costs regardless of who was at fault, subject to the policy.

Frequently asked questions
What does homeowners insurance generally cover?
Most policies are built around six parts: the dwelling, other structures, personal property, loss of use, personal liability, and medical payments to others. Exactly what is covered depends on the policy form and the state, so read the declarations page rather than assuming.
Is homeowners insurance required by law?
No state requires it. Mortgage lenders almost always do, as a condition of the loan, and will usually specify a minimum dwelling amount. Owning the house outright means the choice is yours.
Does it cover flood or earthquake?
Generally not. Flood is typically excluded and needs a separate flood policy. Earthquake is usually excluded too and is bought as its own policy or endorsement. Both are common surprises after a loss.
How much dwelling coverage do I need?
It should reflect what rebuilding the house would cost today, not what you paid for it and not what it would sell for. Land value is not part of a rebuild, which is why the two figures often differ a lot.
What is the difference between replacement cost and actual cash value?
Replacement cost pays to replace an item without deducting for age and wear. Actual cash value deducts depreciation first. The difference shows up most sharply on roofs and older contents.
Why can I not get a phone quote in California, Florida or New York?

I rent my house out. Is that still homeowners insurance?
No. Once tenants live there rather than you, it is landlord coverage, built around the building, your liability as an owner, and lost rent. A homeowners policy assumes you occupy the home.
