California renters insurance
Your landlord’s policy covers the building. Your furniture, your laptop, your liability and somewhere to sleep if the unit becomes uninhabitable are all yours to insure.
We do not quote this coverage by phone in your state. Send your details on the form and someone will follow up with a quote.
Send my details →Three reasons California renters buy a policy
- 1
Loss of use does more work in California than almost anywhere
Fire, smoke and evacuation displace California renters regularly, and loss-of-use coverage is generally intended to cover the additional cost of living somewhere else while the unit is unliveable. In a tight rental market at short notice, that is often the largest part of the claim.
- 2
Smoke damage reaches units the fire never does
Belongings well away from a fire perimeter can still be damaged by smoke. Personal property coverage is what responds to that, and it is a loss renters frequently assume the building’s policy handles. It does not.
- 3
The lease usually requires liability cover anyway
Most larger California complexes write a liability requirement into the lease and ask for proof before move-in. Buying your own policy is generally cheaper than the cover a property manager force-places, and the force-placed version protects the landlord rather than you.
Count what you own before you pick a limit
Almost everyone underestimates. Add up the bed, the sofa, every screen, the kitchen, the clothes, the bike and the work setup, and the number usually comes out well above the first guess. Photograph each room while you are counting — the inventory you make today is the one you will need on the worst day.
Replacement cost against actual cash value
Actual cash value pays the depreciated worth of a six-year-old sofa. Replacement cost pays for a comparable new one. The premium gap between them is usually small; the claim gap is not. Ask which basis the quote uses.
What sits outside the policy
Flood is excluded, which in California means both coastal and post-burn-scar debris flow — a real exposure below recently burned hillsides. Earthquake is excluded too and is available separately for renters. High-value single items such as a ring, a camera kit or an instrument usually need scheduling to be covered properly.
A room-by-room inventory, in five minutes
- Living room: television, sound equipment, console, furniture
- Bedroom: bed, clothing, jewellery, anything irreplaceable
- Kitchen: anything you bought rather than inherited with the unit
- Work setup: laptop, monitor, desk, camera, tools of your trade
- Storage or garage: bike, sports kit, seasonal boxes
- Then photograph every room and email the photos to yourself
Frequently asked questions
Does my landlord’s policy cover my belongings?
No. It covers the building and the landlord’s liability. Your possessions and your own liability are not part of it.
Does renters insurance cover wildfire smoke damage?
Smoke damage to your belongings is generally handled under personal property coverage, subject to the policy. It is worth confirming the limit is set against what you actually own rather than a default figure.
Is earthquake covered?
Not by a standard renters policy. Renters earthquake coverage is available separately, which surprises people who assume it only matters to owners.
Does the policy cover my roommate?
Generally not, unless they are named on it. Separate policies is the usual arrangement and keeps a claim from turning into an argument.
