Alaska renters insurance

Your landlord’s policy covers the building and the landlord. Your rifle, your gear, your laptop and a claim against you for the pipe that froze are all yours.

Three reasons Alaska renters end up buying a policy

  1. 1

Frozen pipes are the claim, and the bill goes downstairs

A cold snap, an exterior wall and a split supply line put water through a building faster than anything else here. Your belongings fall under personal property; the damage you cause in the units below is a liability claim against you. One policy answers both, which is the entire argument for having it in a stacked building.

  2. 2

Gear is worth more than the default limits allow

Rifles, a bow, fishing gear, a drysuit, skis, snowmachine equipment and camping kit add up quickly, and several of those categories carry internal sub-limits far below their value — firearms for theft in particular. Scheduling the individual items is inexpensive and is the only thing that actually fixes it.

  3. 3

Somewhere to stay matters more at minus 20

If fire, smoke or a burst pipe makes the unit uninhabitable, loss of use pays for a hotel and meals during the repair. In an Anchorage or Fairbanks winter, with a thin rental market and a repair waiting on freight, that coverage is worth a great deal more than its line item suggests.

Replacement cost, not depreciated value

Actual cash value pays what a six-year-old sofa is worth now. Replacement cost pays for a comparable new one. The premium gap is usually small; the claim gap is not — and replacing anything here means paying freight on it. Ask which basis the quote uses and confirm it on the declaration page.

What sits outside the policy

Flood is excluded, which matters anywhere ice jams back a river. Earthquake is excluded and renters earthquake coverage is available separately, which in Alaska is a more reasonable question than almost anywhere else — it covers your belongings and your displacement rather than the building.

Roommates need their own policies

A renters policy generally covers the named insured and relatives living with them. A roommate is neither. Two policies cost little more than one between them and keep a kitchen fire from turning into an argument about whose gear was whose.

A room-by-room inventory, in five minutes

  • Living room: television, sound equipment, console, furniture
  • Bedroom: bed, clothing, jewelry, anything irreplaceable
  • Kitchen: anything you bought rather than inherited with the unit
  • Work setup: laptop, monitor, desk, camera, tools of your trade
  • Storage, shed or garage: firearms, fishing and hunting gear, skis, camping kit
  • Then photograph every room and email the photos to yourself

Frequently asked questions

Does my landlord’s insurance cover my belongings?

No. It covers the building and the landlord’s liability. Your possessions and your own liability are not part of it.

Are my firearms covered?

Covered damage generally applies, but theft of firearms carries a sub-limit on most policies that is lower than people expect. If the collection is worth more than that, schedule it.

Does renters insurance cover a frozen pipe?

Resulting damage to your belongings is generally covered, and the claim against you for damage to other units is a liability matter the policy also addresses. The pipe itself belongs to the landlord.

Is earthquake covered on a renters policy?

Not by a standard one. Renters earthquake coverage exists separately and covers your belongings and your displacement rather than the building — a fair question in this state.
